PROPERTY MANAGEMENT SERVICES
Maintenance & Operations
Shortly after assuming management of your property, MMI Commercial Management Ltd. will supervise the development and implementation of a Preventative Maintenance Program for the property using either the assigned maintenance staff and/or any needed outside contractors or consultants. The plan will include regularly scheduled maintenance of all building equipment and systems including HVAC systems, fire safety equipment, life safety equipment, roofs, washroom facilities, and all interior and exterior common areas and parking lots. Through a regularly scheduled maintenance plan, recorded follow-up systems and competent service technicians, we help to reduce maintenance calls, maximize equipment operation and efficiency, and prolong the equipment life, reducing overall replacement costs and providing maximum tenant service.
Insurance
We will collaborate with your insurance agent to evaluate your property and liability insurance program and make recommendations regarding proper coverage and limits. We handle all premium payments on a timely basis and, in the event of a loss, we work with the insurance adjuster as the owner's representative to negotiate property settlements or investigate third party losses. MMI Commercial Management Ltd. also has bulk purchasing opportunities through our Insurance Brokers, AON Reed Stenhouse and Ranger Insurance, thus reducing the costs of annual insurance premiums for the owners of our managed properties.

Through our working relationships with various suppliers and contractors, we have the ability to secure the best service offerings and rates for a wide variety of property management and maintenance related products and services.
FINANCIAL MANAGEMENT & REPORTING
Financial & Accounting Services
MMI Commercial Management Ltd. uses Spectra for Windows Property Management Accounting and Leasing Software. The Spectra Property Management Database offers one central location for the capture, organization and reporting of all building specific information. Features include lease analysis and tenant profiling, cash or accrual based accounting, customized financial statements, flexible chart of account design, job costing, multiple budgeting capability and budget interfacing to Microsoft Excel. All Financial Reporting can be provided to our clients by electronic mail.
Among many other features, Spectra automates the calculation and reconciliation of commercial recoveries, provides percentage rent reporting on retail leases, and provides a preventative maintenance management program that records maintenance history by the building and by leased units.
PROPERTY MARKETING & LEASING COORDINATION
Lease Administration
MMI Commercial Management Ltd. offers lease administration services to all of our clients. We work closely with your legal counsel to ensure that all lease documents reflect current industry standards and any recent developments in the real estate industry, insurance industry and all applicable government regulatory requirements under zoning by-laws, planning schemes and other land-use controls.
Tenant Retention Programs
MMI Commercial Management Ltd. continually maintains direct contact with our tenants to ensure that our managed properties continue to meet the tenant's needs, and to confirm that the tenant is fulfilling its covenants for proper maintenance of its space. We also conduct personal visits of your property regularly to ensure that our contractors and staff are providing the highest level of maintenance and services.

Construction Management
As part of our value-added construction management process, we competitively bid contracts for space-planning, engineering consulting, and tenant improvement construction. Through our construction management services, we are able to maintain effective control over both the cost and the quality of work performed. Our relationships with local contractors, consulting engineers and professional service providers enable us to provide you with comprehensive construction management services for any major capital improvement projects.
ACQUISITION
Acquisition and Due Diligence Assistance
MMI Commercial Management Ltd. employees have several years experience in building sales and due diligence processes. We can provide services that are either comprehensive or limited in scope to fit within the time and budget requirements specified by you. We work with environmental consultants, mechanical and electrical engineers, legal experts and other contractors to provide timely and relevant information that our clients need in order to make informed decisions about the property under examination.
